Outline Plans Submitted For Housing Behind Existing Properties In Wootton

Outline plans have been revealed — after years of talks with the Isle of Wight Council — for housing behind existing properties in Wootton.

The plans, submitted by Wiltshire company Maritime and Provincial Ltd, are looking at whether the nature of a proposed development on Station Road would be acceptable to the council before any further detailed proposals are put forward,

Through the outline application, only the access to the greenfield site — which is between 67 and 69 Station Road — would be acceptable.

Other planning considerations like the appearance, scale, layout and landscaping would be dealt with through reserved matters applications made to the council at a later date.

Planning agents, BCM, has, however, included an indicative masterplan of the site for 29 dwellings, including parking and gardens although it is only for illustrative purposes.

Of the 29 dwellings, some are proposed to be bungalows, it is thought 18 would be market dwellings and 11 affordable or social properties.

BCM say there has been extensive consultations and pre-application discussions with Island Roads and the council over a number of years for advice and guidance.

Over the talks, the scheme increased to 35 and then 40 units before being reduced to the initial scope for 29 units, having taken into account revisions made to trees, access, residential and visual amenity, drainage solutions and ecology.

In planning documents, BCM says the scheme has evolved and paid due regard to existing constraints like adjacent residential area, topography, views and other landscape feature to be well situated against the landscape.
